Rehovot is the only Israeli city whose economy is anchored by a pure-science research institution with no undergraduate students. The Weizmann Institute of Science — ranked among the top 20 research institutions globally — sits in central Rehovot and defines the city's identity, talent pool, and downstream economic activity. Everything else in Rehovot's economy — the pharma cluster, the agricultural research legacy, Kaplan Medical Center — orbits the Weizmann campus.

Kaplan Medical Center is Rehovot's primary hospital — a 700-bed facility affiliated with the Hebrew University-Hadassah Medical School. For a researcher at the Weizmann, a physician at Kaplan, or a tech worker commuting to Tel Aviv, Rehovot offers an affordable, quiet alternative to the density and noise of the Gush Dan core.

The city's residential character is distinctly suburban — low-rise neighborhoods, parks, tree-lined streets, a slower pace. New construction is concentrated in the city's northern and western periphery. The demographic skews toward families and academics, not the young-professional population that drives demand in Tel Aviv or Herzliya. Rehovot is where people go to raise children and do research, not to network or nightlife.

The Hebrew University Comparison — What Rehovot Is Not

Rehovot is sometimes compared to the Hebrew University corridor in Jerusalem — another research-institution-anchored economy. The comparison is instructive but limited. Hebrew University enrolls 23,000 students including undergraduates; the Weizmann enrolls 1,000 graduate students only. Hebrew University generates a massive campus-economy multiplier through student housing, retail, and nightlife; the Weizmann generates a smaller, higher-per-capita multiplier through researcher salaries and international-visitor spending. Jerusalem's economy is diversified across government, tourism, religion, and academia; Rehovot's is concentrated in science and healthcare.

The structural difference matters for real estate. Jerusalem's academic neighborhoods command premiums driven by scarcity and cultural cachet. Rehovot's academic neighborhoods command modest premiums driven by proximity to the Weizmann campus and the quality of the local school system. The Weizmann makes Rehovot a better place to live — it does not make Rehovot expensive. That gap between quality and price is the investment thesis.
